The First Step
The first step in the listing process is to have us complete an evaluation on your home. This involves us visiting your home to gather information about its features and condition. After we have acquired sufficient information we will complete a formal and detailed Comparative Market Analysis for you based on comparable active and recently sold listings. We would then present this evaluation to you with our recommendation regarding current market value as well as anything we feel you could do or add to the home to help it sell at top dollar. From there you are free to make an informed decision whether to go ahead and list the property or not. Our home evaluations are always free of charge.
Finding the Right Price
Pricing your home correctly is the most important factor to ensure that you receive top dollar for it! Believe it or not, homes that are priced accurately (sometimes even purposely underpriced) tend to earn a higher final selling price than those that start out high and end up reducing after sitting on the market for longer periods of time.
The longer a home is listed the lower a buyer's offer will be. We will work with you to find an optimal list price that will bring you the highest possible sale price in the current market. Once you’ve decided that you’re ready to list your home it gets down to the nitty-gritty…..lots of paperwork! But don’t worry, we’ve got years of experience getting it all done quickly and painlessly. We arrange a time to sit down with you and get all the paperwork completed as well as gathering any more information that we need. After that, we will complete measurements, take photos, and put a FOR SALE sign on the lawn! Within hours your home will be listed and we will be fielding calls and setting up showings. After that your only job is to keep it in tip top condition for viewings as we work to bring in an offer!
